Staying Ahead of Preventive Maintenance

Staying out in front of preventative maintenance is critical to reducing long-term capital equipment expenditures, especially when it comes to filtration.

A bell curve occurs when neglected  preventative maintenance is attacked within a commercial building, administrative, hospital, research and development or an industrial facility.  The initial investment may be steep but the return on investment pays off in the long run when equipment sees a much longer life expectancy and energy consumption drops accordingly due to more efficient operation of the capital equipment.

The selection of supplier partners in very important to the organization.  The supplier partners offer many resources that the organization can leverage while assisting in the proper planning for preventive maintenance scheduling that can provide the greatest value.  Individual suppliers can bring a great deal of knowledge and experience to the organization in assist the organization in developing strategic plans that benefit both short and long-term.

A detailed preventive maintenance schedule provides a more efficient use of maintenance personnel and creates less urgent situations, which can be costly. Creating a schedule utilizes personnel on a more efficient basis.

Inventory management plays a key role in balancing the working capital required to inventory spare parts, replacement items and equipment vs. the cost of the downtime during an emergency.  Many organizations share the burden of inventory management with their supplier partners to reduce the capital outlays and holding costs of this inventory.  Balance is the key inventory issue.

Creating a detailed schedule utilizes the maintenance team more efficiently and allows them to think through the specifics of their maintenance rather than responding to maintenance on emergency basis. When possible and appropriate, there is a great deal of value in creating and sharing preventive maintenance schedules, preferably on-line,  with supplier partners.  This collaboration offers a sharing of the workload between the maintenance personnel  performing the necessary tasks within the facility and the inventory management and other administrative tasks that can be assisted by the supplier partner.
